Acrophyte Hospitality Trust to divest two Atlanta hotels for 17.25 million US dollars

Acrophyte Hospitality Trust said on Jun, 26 2026 that its wholly-owned subsidiary, ARA USH Chicago, LLC, has signed conditional agreements to sell the Hyatt Place Atlanta Alpharetta Windward Parkway and Hyatt Place Atlanta Norcross Peachtree Corners to Viator Hotels for 8.60 million US dollars and 8.65 million US dollars, respectively, or a combined 17.25 million US dollars in cash.

The two properties, built in 1998 and 1996 and offering a total of 253 rooms, were valued at 18.90 million US dollars as of Dec, 31 2025; the agreed price represents an 8.7 percent discount to that appraisal. Estimated transaction expenses are 0.79 million US dollars, including a 0.09 million US dollar divestment fee payable to the managers, leaving net proceeds of about 16.46 million US dollars.

Management said the assets are non-core and underperforming, with combined required renovations of 7.7 million US dollars next year and RevPAR levels below 2019 benchmarks. Sale proceeds will be used for portfolio renovations, loan repayments and working-capital needs.

If all closing conditions are met, completion is expected in the fourth quarter of 2026. Pro forma calculations based on fiscal-year 2025 figures indicate the divestment would lift distribution per stapled security to 0.953 US cents from 0.850 US cents, while net asset value per stapled security would inch up to 0.697 US dollars from 0.690 US dollars.
