US Mortgage Rates Climb to Highest Level in a Year With No Sign of Relief

US 30-year mortgage rates have hit a new high for 2026, driven by political and economic developments. Borrowers are facing more bad news as mortgage rates surge to a new peak for the year, increasing the cost of home loan applications.

According to data released by Freddie Mac, the average rate on a 30-year fixed-rate mortgage stood at 6.66% as of July 30, up 8 basis points from the previous week. This level was last seen exactly a year ago, when it was 6.72%. The rate is now also at its highest since 2026.

Independent data from Mortgage News Daily shows that as of July 29, the average 30-year mortgage rate had climbed to 6.78%. The rise in mortgage rates stems from evolving political and economic conditions. The Federal Reserve held its benchmark interest rate steady on Wednesday, but escalating geopolitical tensions in the Middle East and soaring energy costs have pushed up fuel prices, sparking concerns about inflation and the direction of Fed monetary policy. This has translated into higher Treasury yields and mortgage rates.

Mortgage rates do not directly follow the Fed's benchmark short-term rate, but rather tend to move in tandem with the 10-year Treasury yield, which rises when investors anticipate inflation. Lisa Sturtevant, Chief Economist at Bright MLS, noted, "Inflation remains well above the Fed's target, and rising oil prices suggest further upward pressure. Some Fed members have already called for raising short-term rates to prevent prices from spiraling out of control."

Anthony Smith, Senior Economist at Realtor.com, pointed out that with the Fed signaling "the next move is more likely a rate hike than a cut, a short-term rate relief seems unlikely. Given that oil remains the primary channel through which the Iran conflict transmits to inflation, a de-escalation of tensions and the reopening of the Strait of Hormuz remain clear paths for rates to fall back down."
