Mainland Chinese property stocks rally as Beijing implements major housing policy changes, analysts predict outcomes may rival or surpass Shanghai's earlier measures

Mainland Chinese property stocks are trading with strong gains. COUNTRY GARDEN (02007) surged 10.67% to HK$0.197, SHIMAO GROUP (00813) advanced 10.29% to HK$0.075, SUNAC (01918) rose 6.03% to HK$0.615, and CHINA VANKE (02202) gained 2.8% to HK$2.57.

Key market drivers include Beijing's latest significant housing policy rollout, which lowers the purchase threshold for non-locals to one year of social security contributions and raises the maximum housing provident fund loan to 3.4 million yuan. According to Guojin Securities, Beijing's property market is already exhibiting characteristics such as stabilizing demand, contracting supply, policy support, dominant first-home buyers, and a rebound in transaction prices. The new measures are expected to further reduce home-buying costs, unlock incremental demand, and improve market expectations. The broker suggests the policy effects could be comparable to or slightly better than the "Shanghai Seven Measures" introduced in February this year.

The brokerage highlighted that the timing of Beijing's policy rollout follows the Politburo meeting's call to "increase counter-cyclical adjustment intensity" and precedes the traditional "Golden September and Silver October" peak season, giving it strong policy signaling significance. Looking ahead, incremental real estate policies may become a key lever for macroeconomic policy tightening in the second half of the year, potentially accelerating the stabilization and recovery of property markets in major cities.
