Gangyu Smart Urban Services released its unaudited results for the six months ended 30 June 2026, reporting a sharp earnings decline after key environmental hygiene contracts expired and property-management fees were adjusted downward.
Revenue and Earnings • Revenue fell 27.7% year on year to HK$122.53 million, chiefly due to the expiry of two major environmental hygiene projects and lower fees on a large property-management contract while services were realigned. • Profit attributable to equity holders dropped 82.6% to HK$2.63 million (1H25: HK$15.13 million). Group net profit stood at HK$1.37 million, compared with HK$15.20 million a year earlier. • Basic and diluted earnings per share contracted to HK0.18 cent from HK5.04 cents.
Segment Performance • Property management and leasing remained the core revenue driver, contributing HK$95.49 million (77.9% of total), down 7.8% amid non-renewed contracts and fee cuts. Segment gross margin slipped 3.6 ppts to 28.8%. • Environmental hygiene revenue tumbled 61.6% to HK$24.45 million following project expiries; gross margin rose to 19.1%, yet absolute gross profit halved to HK$4.69 million. • Integrated development (tourism attraction) revenue was broadly flat at HK$2.58 million, with gross margin easing to 72.4%. No revenue was recorded from diversified tourism services.
Profitability Drivers • Gross profit decreased 24.9% to HK$34.08 million, while the gross margin edged up to 27.8% (1H25: 26.8%). • Selling, general and administrative expenses grew HK$4.47 million to HK$24.91 million, reflecting headquarters expansion, professional fees for potential acquisitions, an HK$1.50 million inventory impairment and higher personnel costs. • Fair-value losses on investment properties narrowed to HK$6.03 million (1H25: HK$9.84 million). • Finance costs eased to HK$0.87 million (1H25: HK$0.98 million).
Cash Flow and Balance Sheet • Cash and cash equivalents increased to HK$124.55 million (31 Dec 2025: HK$120.04 million). • Net cash position with no interest-bearing borrowings; current ratio improved to 3.2 (31 Dec 2025: 3.0). • Trade receivables rose 4.8% to HK$182.72 million, mainly from environmental hygiene and property-management clients; the Group highlighted elongated collection cycles from government-related customers.
Capital & Dividend • Net assets stood at HK$483.90 million (31 Dec 2025: HK$465.73 million). • The board declared no interim dividend, unchanged from the prior year.
Strategic Priorities and Outlook Management intends to scale back low-margin hygiene contracts, intensify collection efforts, and redirect resources to higher-return property-management operations. The Group is piloting AI-enabled robotic solutions to enhance operational efficiency and remains open to selective acquisitions following due diligence. Despite a challenging mainland operating environment, Gangyu Smart Urban Services emphasises a prudent approach to capital allocation, strict cost control and focus on cash flow preservation.
