Frasers Property Limited (TQ5) said on Jul, 15 2026 that its consortium with Frasers Centrepoint Trust (J69U), Sunway MCL, Sekisui House and Lum Chang Building Contractors has lodged the highest bid of 2.1 billion Singapore dollars, or 1,323 Singapore dollars per square foot per plot ratio, for the Bayshore Drive Government Land Sales site in eastern Singapore.
The 99-year leasehold parcel spans 57,460.6 square metres and allows a maximum gross floor area of 149,398 square metres. Plans call for an integrated transport, residential and retail hub directly linked to Bedok South MRT station on the Thomson-East Coast Line and a new bus interchange.
The project can accommodate about 1,280 residential units and 22,500 square metres of commercial space, including a retail mall of roughly 22,100 square metres gross floor area (14,900-16,700 square metres net lettable area).
Under the partnership, Frasers Property, Sunway MCL, Sekisui House and Lum Chang will develop the residential component, while Frasers Centrepoint Trust, Sunway MCL and Sekisui House will develop and fully own the retail portion.
Located within the emerging Bayshore waterfront precinct—planned to house some 10,000 future homes—the site is the only mixed-use plot in the district under the current Urban Redevelopment Authority master plan.
The tender outcome remains subject to government confirmation, after which formal award details will be announced.
