Alpha Integrated Real Estate Investment Trust outlines post-internalisation progress at Apr, 21 2026 AGM

Alpha Integrated Real Estate Investment Trust told unitholders at its Apr, 21 2026 annual general meeting that the benefits from its manager internalisation, completed in Sep, 2025, will be reflected progressively in upcoming financial statements. Management said the exercise cost about 13 million Singapore dollars and reiterated earlier guidance that annual cost savings are expected, although no specific figure was disclosed.

Chief Executive Officer Karen Lee reported that first-quarter results for 2026 were ahead of initial projections and confirmed that the trust’s interest-rate hedging ratio fell to slightly above 55% from 72.6% at end-Dec, 2025, allowing it to capture lower base rates. Chief Financial Officer Goo Li Ling added that average borrowing costs declined in the first quarter, helped by base-rate movements and the refinancing at a lower margin of a facility maturing in Mar, 2026.

On portfolio performance, AI-REIT said occupancy stands at about 91.4%. A recently completed asset enhancement at 1 Tuas Avenue 4 has one unit left to lease, with negotiations ongoing and an update expected in the second-quarter release. The trust is also in discussions with authorities and potential tenants to secure a land-lease extension for its smaller Penjuru Lane property.

Management reaffirmed a Singapore-focused strategy and indicated that asset recycling would be considered only if an individual property stops adding value or attracts a significant premium offer. Key priorities for 2026 include cost optimisation, further leasing and occupancy growth, and proactive tenant engagement.

Several unitholders questioned the trustee’s role and alignment of interests; the board said the feedback will be relayed to the trustee and noted that regular dialogue continues with the Monetary Authority of Singapore. Amendments made during internalisation already enable the current internal manager to operate the trust, and remaining trust-deed provisions will be reviewed when appropriate.
