CapitaLand Ascendas REIT (A17U) posts higher 1H 2026 distributable income, outlines S$1.8 billion of acquisitions

CapitaLand Ascendas REIT (A17U) told investors at the BofA Global Real Estate Conference on Sep, 16 2026 that distributable income for the six months ended Jun, 30 2026 rose 8.6 per cent year on year to 359.4 million Singapore dollars, while distribution per unit inched up 0.1 per cent to 7.482 Singapore cents.

Gross revenue increased 6.7 per cent to 805.5 million Singapore dollars and net property income grew 6.2 per cent to 556.1 million Singapore dollars, supported by contributions from assets acquired in 2025 and 2026.

The real estate investment trust’s portfolio now comprises 234 properties across Singapore, Australia, the United States, the United Kingdom/Europe and Japan, with assets under management of about 20.1 billion Singapore dollars as at Jun, 30 2026. Singapore accounts for 65 per cent of the total portfolio value.

Year-to-date, the trust completed approximately 1.8 billion Singapore dollars of DPU-accretive acquisitions, including a 49 per cent stake in a Tier III hyperscale data centre in Greater Osaka for about 621 million Singapore dollars and a 504.2 million Singapore dollar logistics and industrial complex at 25 Loyang Crescent in Singapore. It also finished three development and enhancement projects costing 232.8 million Singapore dollars.

Aggregate leverage stood at 39.7 per cent with a weighted average cost of debt of 3.5 per cent. Fixed-rate debt accounted for 70.1 per cent of total borrowings, while green financing made up roughly 36 per cent. The weighted average lease expiry for the overall portfolio was 4.0 years, and portfolio occupancy was 89.1 per cent.

The manager said rental reversion for full-year 2026 is expected to remain in the high single-digit range and that the trust retains about 4.3 billion Singapore dollars of debt headroom before reaching the Monetary Authority of Singapore’s 50 per cent gearing limit.
