Frasers Property proposes 2.1 billion Singapore dollars optimisation of Frasers Hospitality Trust portfolio

On Jun, 25 2026, Frasers Property Limited announced a proposed optimisation of the Frasers Hospitality Trust (FHT) portfolio involving assets valued at about 2.1 billion Singapore dollars.

The plan, which follows FHT’s 2025 privatisation, includes removing legacy minimum fixed rental and corporate guarantee obligations, aligning ownership of property and operating companies, and unifying lease and reversionary interests. Frasers Property will retain selected assets for future value creation, divest non-core properties, and obtain full ownership of Fraser Suites Singapore to facilitate potential redevelopment of the Valley Point site.

The transaction will be executed with existing co-owner TCC Group Investments Limited at a price approximately 6.7 % above the latest independent valuation dated Apr, 30 2026 and 1.6 % above the implied take-private valuation of 0.71 Singapore dollars per stapled security.

Upon completion, on-balance-sheet hospitality assets are expected to fall from about 3.7 billion Singapore dollars to 2.5 billion, while assets under management remain at 4.2 billion Singapore dollars. On a pro forma FY2025 basis, the deal is projected to lift earnings per share by 3.4 %, raise return on equity by 0.1 percentage points, increase net asset value per share by 1.3 %, and cut net gearing by 3.3 percentage points.

The optimisation requires approval from shareholders at an extraordinary general meeting to be convened and is targeted for completion before the end of FY2026.
