China's top 50 property service companies added approximately 52.16 million square meters of new contracted area in November 2025, according to data released by CRIC Property. Among these, third-party expansions accounted for 47.35 million square meters, indicating continued growth among leading firms.

The expansion momentum slowed compared to October, dropping by 24.73%. However, the number of fully entrusted projects increased slightly to 496, up from 491 in the previous month. The top three sectors for third-party expansions were residential (27.6%), schools (22.9%), and offices (18.5%).

In urban services, POLY PPT SER secured the highest contract value of nearly 140 million yuan for the Fuding City Integrated Sanitation Project, which spans three years.

Among the top performers, CHINA RES MIXC led with 4.49 million square meters of new contracted area, while the top 10 firms collectively accounted for 59.08% of the total expansion. The entry threshold for the top 10 dropped to 1.31 million square meters from 1.68 million in October.

**Third-Party Expansion Analysis** 1. **New Fully Entrusted Projects**: The 50 firms added 47.36 million square meters in third-party expansions. Four companies secured 300,000–500,000 square meters each, contributing 28.3% of the total. Eight firms expanded between 100,000 and 300,000 square meters (35.1%), while the remaining 36.6% involved smaller-scale projects. - POLY PPT SER ranked second with 3.40 million square meters.

2. **Diversified Sector Expansion**: Residential projects dominated, followed by schools and offices. Leading firms excelled in multi-sector expansions, with CHINA RES MIXC securing 1.88 million square meters in public infrastructure and industrial parks.

3. **Top Urban Service Project**: The Fuding City project, valued at 139.06 million yuan, was November’s highest-value contract.

**Affiliated Project Analysis** The top five firms in affiliated project conversions were POLY PPT SER, followed by others, with POLY PPT SER leading at 1.84 million square meters. The total affiliated area surged 70.1% month-on-month to 19.64 million square meters.
