Property Stocks Rally in Hong Kong as Mid-Year City Data Beats Expectations, Policy Hopes Rise for Second Half

Shares of Chinese real estate developers are leading gains in Hong Kong trading. As of the latest quote, SUNAC (01918) jumped 7.55% to HK$0.57, LONGFOR GROUP (00960) rose 6.07% to HK$7.16, YUEXIU PROPERTY (00123) climbed 4.75% to HK$3.75, and CHINA VANKE (02202) added 3.33% to HK$2.48.

On the news front, July 15 saw the release of June data for housing prices in 70 cities along with real estate development and sales figures for the first half of the year. At a press conference held by the State Council Information Office that same day, Mao Shengyong, Deputy Director of the National Bureau of Statistics, indicated that the effectiveness of policies is becoming evident, with the property market showing some positive changes based on the first-half data.

Changjiang Securities published a research note stating that, objectively speaking, although recent second-hand housing transaction volumes and prices have shown a marginal weakening, the performance of key cities in the first half—particularly Beijing and Shanghai—has exceeded market expectations. Drawing on historical experience, the urgency for aggressive short-term policy intervention may be relatively low.

The brokerage firm noted that the marginal weakening of industry fundamentals during the off-season, combined with the approaching timing of a major political meeting, has once again heightened capital market focus on real estate policy prospects.
