AIMS APAC REIT to acquire 9.15-hectare freehold industrial land in Perth for 38.43 million Singapore dollars

AIMS APAC REIT announced on Jul, 09 2026 that its wholly owned sub-trust has signed a sale and purchase agreement to acquire two adjoining freehold industrial land plots at 398 Bushmead Road and 286 Stirling Crescent, Hazelmere, Western Australia, for 38.43 million Singapore dollars (42.70 million Australian dollars).

The 9.15-hectare site, with a land area of 91,547 square metres and 12,310 square metres of existing warehouses, workshops and offices, is fully leased to Swan Materials Pty Ltd. The 10-year triple-net master lease begins on Oct, 01 2025, includes fixed rental escalations of 3.25% per annum and provides two additional 10-year renewal options.

Based on the passing income and purchase consideration, the deal implies a first-year net property income yield of 5.3%. Funded entirely by debt, it is expected to deliver an immediate distribution per unit accretion of about 0.3% and an average accretion of roughly 0.6% over the next decade. Completion is targeted for the second quarter of FY2027 (year ending Mar, 31 2027).

Following completion, AA REIT’s industrial exposure will rise to 22.2%, portfolio occupancy to 93.7% and weighted average lease expiry to 4.1 years. Income contribution from Australia will increase to 24.4%, while freehold land exposure by valuation will climb to 29.6%.

The property, located about 3 km from Perth Airport and near major transport corridors, also offers potential for future redevelopment into modern warehouses or data centres given its scale and proximity to a 550 MVA power substation.
