UI Boustead REIT outlines portfolio growth and steady financials at UOB Kay Hian Asian Gems Virtual Conference 2026

UI Boustead REIT used the UOB Kay Hian Asian Gems Virtual Conference on Sep, 22 2026 to provide a business and financial update covering the period from Mar, 12 2026 to Jun, 30 2026.

The trust reported 23 logistics, industrial, hi-specs industrial and business-space assets in Singapore and Japan with an agreed property value of 1.904 billion Singapore dollars and a committed occupancy of 98.1 per cent. Portfolio weighted-average lease expiry stood at 5.4 years across 5.3 million square feet of net lettable area.

Period gross revenue reached 37.18 million Singapore dollars, 3.6 per cent below the forecast 38.58 million Singapore dollars. Net property income came in at 29.17 million Singapore dollars, 4.3 per cent under the forecast, mainly due to currency weakness in the Japanese yen and a delayed lease commencement at UIB Konan Phase 2. Share of results from joint ventures rose 30.3 per cent year on year to 3.29 million Singapore dollars, supported by stronger contributions from Razer SEA HQ and 6 Tampines Industrial Avenue 5.

Aggregate leverage was 36.4 per cent at Jun, 30 2026, with an all-in debt cost of 2.5 per cent per annum, a weighted average debt maturity of 3.9 years and a 5.0-times interest-coverage ratio. Approximately 67 per cent of borrowings are fixed-rate, and no refinancing is due until the financial year ending Mar 2029.

For FY2027 the REIT is guiding to a forecast distribution per unit of 6.8 Singapore cents, implying an 8.6 per cent distribution yield based on the Sep, 10 2026 closing price of 0.795 Singapore dollars.

Growth initiatives include two co-investment development projects totalling 74.7 million Singapore dollars—UIB Konan Phase 3 in Shiga Prefecture, Japan (24.26 per cent stake; completion targeted for 2Q 2027) and a 51 per cent interest in a built-to-suit aerospace facility at Seletar Aerospace Park, Singapore (completion targeted for 2Q 2028). The combined capital commitment represents about 3.9 per cent of deposited property, within regulatory limits.

An asset-enhancement initiative has commenced at 84 Boon Keng Road, converting the former single-tenant building to multi-tenant use. The 2.6-million-Singapore-dollar project is expected to complete by end-2026, expanding net lettable area to roughly 99,000 square feet with about 40 per cent already pre-leased.

Lease expiries are well staggered; only 11.2 per cent of gross rental income is due for renewal in the remainder of FY2027, with around 78 per cent of that space under advanced negotiations. The top ten tenants contribute roughly 47 per cent of June 2026 net property income, carry a weighted-average lease expiry of 7.8 years and are all multinational or listed corporations.

UI Boustead REIT reiterated its focus on logistics, industrial and business-space assets in Singapore and Japan, targeting accretive acquisitions, selective developments and asset-enhancement projects to sustain distribution growth.
