GICL Extends HK$27.93 Million Secured Loan at 11% to Refinance Prior Facility

Global International Credit Group Limited (abbrev. GICL) has executed a new secured loan agreement with three repeat borrowers—Customer A (Golden City Group Ltd.), Customer B (Ms. Lee Shui Ki) and Customer C (Mr. Cheung Shing Hin Bobby)—on 1 September 2026. The two-year facility totals HK$27.93 million and carries a fixed annual interest rate of 11%.

The loan is backed by a first legal charge over a residential property and two car-parking spaces in Kowloon Tong, independently valued at HK$40.00 million. This collateral translates into a loan-to-value ratio of approximately 69.8%. Interest is payable monthly, while principal is due at maturity; early repayment is allowed with one-month prior notice. Maximum interest over the term is capped at HK$6.15 million.

Proceeds from the facility will be applied entirely to extinguish the HK$27.93 million balance outstanding under Previous Loan Agreement A, one of two secured loans originally totalling HK$34.00 million granted in October 2022. The second facility (HK$6.00 million) was fully settled in July 2026. Consequently, no incremental cash outflow is expected for the Group.

GICL raised the coupon from 8% on the prior loans to 11% on the new agreement, citing alignment with prevailing market rates and an improved risk-adjusted return. Management highlighted that the borrowers remain current on all interest payments, and legal proceedings initiated to repossess the collateral—triggered by earlier delays in partial repayments—will be withdrawn upon completion of the refinancing.

Under Hong Kong Listing Rule 14.07, at least one applicable percentage ratio exceeds 5% but remains below 25%; the transaction is therefore classified as a discloseable transaction, requiring public announcement but not shareholder approval.

The money-lending group, through wholly owned subsidiary Global International Credit Limited, continues to focus on property-backed lending in Hong Kong under the Money Lenders Ordinance.
