Asking Rents for Newly Built Apartments Rise 1.5% -- Market Talk

0945 ET - Asking rents for newly constructed apartments in the U.S. surged by 1.5% in 3Q, hitting a median of $1,802, the highest year-over-year increase in 18 months. After two quarters of decline, rents rebounded from a low of $1,714. Regionally, the Northeast saw a 3.6% decrease in rents despite increased construction, while the West, Midwest, and South saw increases of 4.4%, 3.3%, and 1.1% respectively, even with significant new apartment completions. The West region saw the biggest uptick in median rents, despite seeing a 34.1% jump in new apartments being completed. Midwest asking rents saw a 47% increase in new apartment completions. Redfin found that just over half of newly constructed apartments completed in 2Q were rented out within three months. (chris.wack@wsj.com)
