First Industrial Realty Trust (FR) reported Q4 funds from operations Wednesday of $0.71 per diluted share, up from $0.63 a year earlier.
Analysts polled by FactSet expected $0.69.
Revenue for the quarter ended Dec. 31 was $175.6 million compared with $157.3 million a year earlier.
Analysts surveyed by FactSet expected $170.3 million.
The company said its board approved a 20% increase to its March quarter dividend to $0.445 per share, payable on April 21 to shareholders on record as of March 31.
For 2025, the company said it expects NAREIT funds from operations of $2.87 to $2.97. Analysts surveyed by FactSet expect $2.87.
