Acadia Realty Trust (AKR) reported Q4 Adjusted funds from operations late Tuesday of $0.32 per diluted share, up from $0.28 per share a year earlier.
Analysts polled by FactSet expected AFFO of $0.28.
Total revenue for the quarter that ended Dec. 31 was $93.3 million, up from $85.5 million a year earlier.
Analysts surveyed by FactSet expected sales of $72.4 million.
For 2025, the company said it expects AFFO of $1.30 to $1.39. Analysts surveyed by FactSet expect an adjusted FFO of $1.13.
Acadia Realty Trust increased its quarterly dividend by $0.01 to $0.20 per share, payable on April 15 to shareholders of record on March 31.
The shares of Acadia Realty were down over 2% in after-hours trading.
