Former Patrón CEO Trades $48 Million Florida Mansion for $33.8 Million Waterfront Home -- WSJ

Only a few years after building it, former Patrón Spirits CEO Edward Brown has traded in his home in a Florida golf community for an oceanfront estate.

Shortly after selling his home in the Bear's Club golf community for $48 million, Brown paid $33.8 million for a waterfront estate in nearby Hobe Sound, according to property records and people familiar with the transaction.

Brown and his wife, Ashley Brown, sold their resort-style, 2.4-acre estate in Jupiter to businessman Frank Mennella and his wife, Dolores Mennella, according to the Mennellas' agent, Philip Lyle Smith of Luxury Resort Portfolio. The five-bedroom, roughly 16,000-square-foot home had been on the market for $58 million since October. The Browns purchased the land for $6 million in 2018 from tennis legend Serena Williams and built the house, property records show. As befits the longtime CEO of a liquor company, it has multiple swim-up bars as well as a bar inside the house. It also has a golf simulator; Edward is an avid golfer, according to listing agent Jim McCann of Premier Estate Properties. The Browns and the Mennellas didn't respond to requests for comment.

Then the Browns bought a roughly 3.41-acre estate from plastic surgeon Dr. Marc Ronert and his wife, Janna Ronert, founders of Image Skincare. Located on Jupiter Island in Hobe Sound, around 12 miles away from the Browns' previous home, the estate has about 180 feet of ocean frontage. It was listed for $48.5 million in September.

The 18,500-square-foot, six-bedroom estate in Hobe Sound doesn't have a golf simulator, but it does have a separate wellness pavilion and a hard tennis court built to Miami Open specifications, according to the listing. The Ronerts paid $4.2 million for the land in 2020, property records show, and tapped DOMO Architecture + Design and developer Todd Michael Glaser to design and build the modern estate, Glaser said. The Ronerts didn't respond to a request for comment.

The Browns' new home does have a number of features in common with their old one. Both properties have large swimming pools and areas for doing laps. They also both have gyms, beauty salons and massage rooms.

Smith said the Mennellas were looking for a home in a gated community, and put in an offer on the Browns' property as soon as they saw it, buying it fully furnished. The home sold quickly, McCann said, because it is larger and has higher-end finishes than many houses in the area, and didn't require renovation. He said he has noticed that more wealthy buyers seem unwilling to build or renovate, preferring to buy a move-in ready, furnished home.

"They want instant gratification," he said. "The wealthier they are, the more they demand that."

Located just north of Palm Beach, Jupiter has long been a mecca for golfers on the PGA Tour. The Bear's Club was founded by the famed golfer Jack Nicklaus and his wife, Barbara Nicklaus.

Edward Brown retired from Patron in 2018. During his nearly 20-year tenure, he led the brand's expansion from 118,000 cases sold in 2001 to more than 2 million cases sold annually, according to the company's website.

Smith worked on the Mennella deal with his wife and colleague, Carla Ferreira-Smith. Christian Angle of Christian Angle Real Estate had the listing for the Ronert home. Shannon McCoy and Alex McCoy of Compass represented the Browns in their purchase.
