Strawberry Fields REIT Inc. has entered into a Purchase and Sale Agreement to acquire nine healthcare facilities in Missouri for $59 million. These facilities, comprising 686 licensed beds, will be financed using the company's working capital and third-party lender funds. Eight of the facilities will be leased to the Tide Group, extending their master lease for a new 10-year period, with an annual rent increase of $5.5 million subject to 3% annual increases. The ninth facility will be leased to an affiliate of Reliant Care Group L.L.C., with the lease set for a 15-year period and an annual rent increase of $0.6 million, also subject to 3% annual increases. The transaction is expected to close by July 1, 2025. Strawberry Fields REIT's portfolio currently includes 132 healthcare facilities across multiple states.
