The report indicates a growing standoff between buyers and sellers. While active inventory has increased by 28.1% year-over-year, reaching a new post-pandemic high, many homeowners are opting to delist their properties. Delistings surged by 47% in May compared to the previous year and have consistently been 35% higher year-to-date. This trend suggests that sellers are becoming impatient with a market that is slow to meet their price expectations. Danielle Hale, Chief Economist at Realtor.com®, notes that buyers now have more options than in previous years, but many sellers, anchored by peak price expectations, are choosing to withdraw if they don't achieve their desired offers. This dynamic could influence the transition from a balanced market to a buyer's market, depending on how quickly these changes unfold. Additionally, the report highlights that the median listing price increased slightly by 0.2% from the previous month and 0.1% year-over-year, while the share of active listings with price reductions rose to 20.7%.
