Terreno Realty Corporation has announced the completion and stabilization of Countyline Corporate Park Phase IV Building 33 in Hialeah, Florida, effective September 30, 2025. The building, which is 100% leased to three tenants, is a 158,000 square foot industrial distribution facility with a 36-foot clear height, situated on 9.0 acres. It features 53 dock-high and two grade-level loading positions, along with parking for 136 cars. The project, with a total investment of $39.9 million, is expected to achieve LEED certification and has an estimated stabilized cap rate of 5.9%. The Countyline Corporate Park Phase IV, upon full completion in 2027, will encompass ten LEED-certified buildings totaling approximately 2.2 million square feet, highlighting Terreno Realty's continued expansion in major coastal U.S. markets.
