Alexandria Real Estate cut its quarterly dividend by 45%, to 72 cents a share, from $1.32 a share.
The new payout, equal to $2.88 a year, represents an annual yield of about 5% based on Monday's closing price of $57.16.
The decision reflects the company's aims to maintain the strength of its balance sheet, improve financial flexibility and preserve liquidity, it said.
