CapitaLand Ascendas REIT's (SGX:A17U) distribution per unit or DPU fell by 2% during the second half of 2025 to SG$0.07528 from SG$0.07681 a year earlier, according to an after-market filing with the Singapore Exchange on Thursday.

Total amount available for distribution inched up by 2.7% to SG$347.2 million from SG$338.0 million a year ago.

Net property income climbed by 4.3% to SG$544.1 million from SG$521.5 million in the year-ago period.

Gross revenue rose 4.1% year over year to SG$783.8 million from SG$753.0 million, following acquisitions in Singapore and the US in 2025. Visible Alpha projected revenue of SG$1.06 billion for the period.

The REIT's portfolio occupancy rate came in at 90.9%, backed by a positive average rental reversion of 12%.

As at Dec. 31, 2025, the REIT's portfolio was worth SG$18.2 billion, the filing added.
