Hong Kong Luxury Property Market Sees Surge in High-Value Transactions at Peak and Southside Areas

According to statistics from Midland Realty's Hong Kong Peak and Southside branch, the area recorded approximately 20 property transactions in April, representing a 17.6% increase compared to around 17 transactions in March. Among these, four were primary market transactions, doubling from two in the previous month, while secondary market transactions accounted for about 16 deals, up by one or 6.7% from approximately 15 in March. In terms of transaction value, the total reached approximately HK$1.816 billion in April, up 18.8% from about HK$1.528 billion in March. This growth was primarily driven by primary market sales and an increase in transactions exceeding HK$100 million. Data shows that the Peak and Southside area recorded around eight transactions valued over HK$100 million in April, doubling from four in March. Among these, two were primary market deals and six were secondary market transactions, both doubling from one and three respectively in the previous month. Additionally, the area saw seven villa transactions in April, a significant increase from about four in March. Notable transactions in April included a villa at 1-9 Shouson Hill Road East sold for approximately HK$180 million, three units at 8 Peak Road transacted at around HK$165 million, HK$155 million, and HK$105 million respectively, a villa at 9-19 Shouson Hill Road sold for about HK$150.65 million, a double-numbered villa on Shouson Hill Road transacted at approximately HK$138 million, a unit at ONE STANLEY sold for around HK$127.76 million, and a single-numbered villa at 29 Mount Kellett Road also changing hands for about HK$150.65 million. The chief regional sales director of Midland Realty's Peak and Southside luxury division noted that continuous capital inflows into the property market have fueled strong demand for high-end homes. He anticipates transaction volumes in the area will continue to rise in the short term and remain robust. Despite external political and economic fluctuations, Hong Kong's property market continues to perform well, with high-value transactions frequently emerging, reflecting capital's preference for real estate as a safe-haven asset. Additionally, ultra-luxury properties in the Peak and Southside areas are highly sought after by buyers due to their scarcity. The outlook for the luxury property market in the region remains optimistic.
