Acrophyte Hospitality Trust flags auditor’s going-concern warning over US$198.5 million loan

Acrophyte Hospitality Trust said its independent auditor, Ernst & Young LLP, has included an emphasis of matter in the stapled group’s FY2025 financial statements, highlighting material uncertainty over the refinancing of a secured term loan of about US$198.5 million that matures in Sep, 2026.

The managers reported that, although non-binding expressions of interest have been received from lending banks, formal negotiations and due-diligence work will only take place closer to the maturity date, leaving timing and terms of any refinancing uncertain.

As at Dec, 31 2025, the Stapled Group and the Acrophyte Hospitality Property Trust group posted net current liabilities of US$181.3 million and US$166.2 million respectively, while the Acrophyte Hospitality Management Trust group recorded net current liabilities of US$33.4 million.

Despite the highlighted uncertainty, the audit opinion remains unqualified and the FY2025 accounts were prepared on a going-concern basis. Management added that lending banks have shown consistent support in past refinancing exercises and expressed confidence in securing the required facilities and maintaining covenant compliance.

The announcement was made on Apr, 13 2026 under SGX Listing Manual Rule 704(5). Acrophyte Hospitality Trust’s portfolio comprises 31 upscale select-service hotels totaling 4,061 rooms across 16 U.S. states.
