Acrophyte Hospitality Trust reports wider FY2025 loss and lower distributions

Acrophyte Hospitality Trust released its FY2025 annual report on Apr, 13 2026, showing revenue of about 214.1 million Singapore dollars, down 6 per cent from 227.9 million Singapore dollars in FY2024.

The stapled group booked a net loss of roughly 36.5 million Singapore dollars, compared with a loss of 32.0 million Singapore dollars a year earlier. Gross operating profit slipped 10 per cent to 71.6 million Singapore dollars, while net property income fell 16 per cent to 50.1 million Singapore dollars.

Portfolio valuation declined 0.8 per cent year on year to 965.1 million Singapore dollars as at Dec, 31 2025, with 32 upscale select-service hotels across 17 U.S. states. Aggregate leverage rose to 42.8 per cent and the weighted average debt maturity stood at 1.2 years; 50.5 per cent of borrowings were on fixed rates. The trust completed a three-year refinancing of 95 million Singapore dollars of unsecured facilities in Feb, 26 2025.

Capital expenditure during the year totalled approximately 25.4 million Singapore dollars, mainly for brand-mandated renovations at seven hotels. One property in Detroit was divested for 9.0 million Singapore dollars in Sep, 10 2025, with proceeds earmarked for debt reduction and asset upgrades.

A distribution of 6.7 million Singapore dollars was declared for FY2025, resulting in a distribution per stapled security of about 1.15 Singapore cents, compared with 2.12 Singapore cents in FY2024.

The managers said they have initiated a strategic review to assess options for strengthening the balance sheet, optimising capital allocation and sustaining long-term portfolio value.
