Hong Kong Property Registrations Reach 51,353 as of October 16, Hitting a Four-Year High

According to reports, Wang Pindi, director of the research department at Hong Kong Property, stated that the local real estate market has benefited from interest rate reductions and rising rents this year, which has increased the willingness of "rent-to-buy" users and long-term investors to enter the market. Data shows that in the first ten months of this year (up to October 16), the number of registered residential properties in Hong Kong (including primary and secondary private properties as well as secondary public housing) reached 51,353, a year-over-year increase of approximately 10.2% from 46,603 during the same period last year, marking a four-year high.

In terms of the monetary breakdown for the first ten months of this year (up to October 16), residential property registrations under HKD 5 million totaled 24,645, an increase of approximately 16.9% from 21,080 during the same period last year, making it not only the highest number among all price categories but also showing the most significant year-over-year growth. This is likely due to the adjustment made in February’s budget, which raised the property value limit subject to a HKD 100 stamp duty from HKD 3 million to HKD 4 million.

Other price categories also exhibited gains year-over-year, with properties priced between HKD 5 million and HKD 10 million recording 19,182 registrations, a rise of approximately 6.3% from 18,052 last year; meanwhile, properties over HKD 10 million saw a slight increase to 7,526 registrations from 7,471 last year, a change of about 0.7%.

Analyzing the data by districts, the New Territories recorded the highest number of residential property registrations at 26,419, an increase of about 15% from 22,966 last year. Hong Kong Island properties saw a notable increase of 21.6%, with registrations reaching 9,850 compared to 8,100 last year. In contrast, the Kowloon district recorded 15,084 registrations, a decrease of about 2.9% from 15,537 last year.
