Bukit Sembawang details pricing, funding and risk controls ahead of Jul, 31 2026 AGM

Bukit Sembawang Estates Limited has released written responses to queries from shareholders and the Securities Investors Association (Singapore) in advance of its 60th annual general meeting, scheduled for Jul, 31 2026.

The developer confirmed that Luxus Hills Phase 10, a 999-year leasehold landed project, will be launched in the third quarter of 2026. Management said the longer tenure will allow the project to command a premium over the 99-year Pollen Collection II, which has sold 27 of the first 52 units released since its Dec, 2025 debut.

For the 158-unit 8@BT condominium, where 70 % of units are already sold, the group will maintain a “calibrated” pricing and release strategy as completion approaches at end-2027, balancing sales momentum with price discipline and Additional Buyer’s Stamp Duty timelines.

Looking ahead, the board remains “cautiously optimistic” on Singapore’s residential market and will pursue “disciplined and selective” land banking, prioritising well-located sites with strong owner-occupier demand. Land betterment charges for Nim Collection Phase 5 and Luxus Hills Phases 10–12 have already been fully settled, and no unplanned land parcels remain beyond the current pipeline.

During FY2026 the company drew down 259 million Singapore dollars in bank loans—largely to fund land conversion payments and land-betterment charges—and repaid 28 million Singapore dollars as sales proceeds were received. With 284 million Singapore dollars in cash and fixed deposits on hand, management said the liquidity buffer justifies the interim negative carry against interest costs of 1.76 %–2.29 % per annum and positions the group for swift land acquisitions. Green or sustainability-linked financing options are also under review.

Operationally, partial stop-work orders issued at Pollen Collection and Luxus Hills Phase 10 were lifted after safety issues were rectified. The board reported no systemic gaps in workplace safety management and pledged continued oversight.

Following a 2024 cybersecurity breach that exposed data of 1,327 customers, the Personal Data Protection Commission has closed its review without enforcement action. The group now conducts biannual mandatory cyber-awareness training and monthly phishing simulations to track and improve staff resilience.

Funding for ongoing Nim and Luxus Hills developments will come from internal cash, progressive sales collections and project loans. Bukit Sembawang reiterated its commitment to a final dividend of four cents per share and said it will consider higher special dividends if future earnings permit, while preserving capital for growth opportunities.
