Swire Pacific Reports 43% Surge in First-Half Core Profit Attributable to Shareholders, Reaching HK$7.84 Billion

Swire Pacific Limited A (SEHK: 00019) and Swire Pacific Limited B (SEHK: 00087) have announced their interim results for the 2026 first half, achieving total revenue of HK$49.45 billion, an 8% year-on-year increase.

Core profit attributable to shareholders reached HK$7.84 billion, up 43% compared to the same period in 2025. On a reported basis, profit attributable to shareholders stood at HK$6.77 billion, soaring 731% from the prior year. The company declared an interim dividend of HK$1.50 per 'A' share and HK$0.30 per 'B' share.

The property division delivered strong results, supported by robust retail sales performance and a more favourable residential sales market environment. The beverages division also showed improvement, particularly driven by its operations in mainland China. In the aviation sector, the HAECO Group performed well, while the Cathay Group had an excellent start to the year, despite facing pressure from rising aviation fuel prices in the second quarter of 2026.

For the first half of 2026, core profit attributable to shareholders (excluding changes in the fair value of investment properties) increased to HK$7.84 billion, up from HK$5.48 billion in the first half of 2025. This growth was primarily driven by gains from residential property sales and the strong performance of the Cathay Group in the early part of the year. The results also benefited from non-recurring items related to the Cathay Group, including a HK$318 million gain from the placement of Cathay Pacific Airways shares in March 2026, and a HK$646 million gain from the dilution of the Cathay Group's interest in Air China following Air China's share issuance in June 2026. Gains from property sales were lower. Excluding these and other non-recurring items, recurring core profit rose from HK$4.71 billion in the first half of 2025 to HK$6.96 billion. Reported profit attributable to shareholders (including changes in investment property fair values and non-recurring items) was HK$6.77 billion, compared to HK$815 million in the first half of 2025.

The company expressed gratitude to all contributors to the strong first-half results. Swire Properties' HK$100 billion investment plan provides a clear framework for its long-term growth, with nearly 70% of the funds already deployed. Swire Properties continues to invest in its flagship development projects in Hong Kong. In Taikoo Place, the company recently secured a premium land parcel, which will support the continued expansion and enhancement of the district and demonstrate its long-term commitment to Hong Kong. In mainland China, both Beijing Taikoo Li and Sanya Taikoo Li are expected to open in phases starting from the end of 2026. In the Greater Bay Area, the next phase of construction for Taikoo Li Guangzhou Julong Bay is underway. In Shanghai, work continues on Qiantan Plaza, the office component of the Qiantan Taikoo Li expansion project. Construction is also progressing on Swire Properties' projects at Lujiazui Taikoo Yuan in Shanghai and Taikoo Li Xi'an. These developments showcase the scale and ambition of Swire Properties' next phase of growth.
