Capital Estate Limited (193) released its audited annual results for the year ended 31 July 2025. Gross proceeds totaled approximately HK$487.4 million, a significant increase from HK$122.7 million in the prior year. However, a net loss of around HK$16.6 million was reported, with HK$13.9 million attributable to owners of the company, compared to a HK$5.6 million profit in the previous year. Basic loss per share stood at 6.6 HK cents, reversing from last year’s earnings of 2.9 HK cents per share.
Management attributed the turn from profit to loss partly to a notable decline in the share of profit from an associate, which dropped from HK$20.3 million to HK$5.0 million, and to higher depreciation expenses following renovation works at the group’s hotel properties. The property segment recorded HK$11.9 million in sales revenues. Meanwhile, the consumer finance business contributed HK$28.6 million in interest income from loans, and the hotel operation in Foshan generated HK$12.9 million in turnover.
As of 31 July 2025, the group’s net assets amounted to HK$763.4 million, and the gearing ratio rose to 8.4%, compared with 4.9% last year. The hotel operation in Foshan maintained an occupancy rate of around 21%, while the associate’s Macau hotel ended the year with an occupancy rate of approximately 97%. In the financial investments segment, the company held equity and debt securities, as well as a money market fund and derivatives, generating a net fair value gain of around HK$15.4 million on its securities portfolio offset by a HK$21.3 million fair value loss on certain derivatives.
No final dividend was proposed. Capital Estate Limited completed a placing in February 2025, raising net proceeds of roughly HK$10.0 million for operational needs and general working capital. The board will continue to review development strategies across its property, hotel, consumer finance, and investment operations, aiming to optimize resource allocation while monitoring broader market conditions.
