Scorching Dragon Holdings Limited (“S. Dragon”, 08493) announced that on 6 July 2026 its indirect wholly-owned unit, TF F&B Ltd., signed a provisional tenancy agreement with Goodpoint Holdings Ltd. for ground-floor Shops 82, 83 & 85 of New Mandarin Plaza, 14 Science Museum Road, Tsim Sha Tsui East, Kowloon.
The 4,269-sq ft premises will be leased for two years from 16 July 2026 to 15 July 2028 at a fixed rent of HK$100,000 per month, inclusive of management fees, rates and government rent. The tenant secured a 62-day rent-free period (16 July–15 September 2026) and will lodge a cash deposit of HK$300,000—equivalent to three months’ rent. Lease payments will be funded from internal resources.
Under HKFRS 16, the lease will be recognised as a right-of-use asset of approximately HK$2.10 million, calculated as the present value of total lease payments over the term.
The new outlet will broaden the Group’s restaurant portfolio—currently comprising three Cantonese dining concepts in Mong Kok, Lai Chi Kok and Yau Ma Tei—by adding a location in the high-traffic, tourist-heavy Tsim Sha Tsui East district.
Because the value of the right-of-use asset exceeds 5% but is below 25% of the applicable size tests under Rule 19.06 of the GEM Listing Rules, the transaction is classified as a discloseable transaction, requiring announcement but not shareholder approval.
Trading in S. Dragon’s shares has been suspended since 20 October 2025 pending fulfilment of resumption guidance and will remain suspended until further notice.
