Holiday property market introduces new tactics as cross-sector tie-ins and quality-focused transformation emerge as trends

As the holiday drew to a close, major projects on sale not only rolled out discounts but also used completed real-scene displays, on-site events, and time-limited perks as key tools to attract buyers.

During the National Day holiday, Changsha's property market showed a pattern of stable volume from rigid demand underpinning the market while improvement-driven demand surged, compounded by cross-sector tie-ins between real estate and cultural tourism and commercial settings. Behind the market heat is a profound shift in Changsha's real estate market from competing on price to emphasizing quality.

Strong foot traffic at completed projects as homebuying attitudes shift toward prioritizing quality

On October 7, many sales offices in Changsha remained busy, with families streaming past model boards and through completed landscaped gardens. "It's not reassuring to judge a home only from blueprints. During the National Day holiday, I made time to bring my parents and children here to see the finished gardens and building facades with our own eyes so we could feel confident," said Mr. Zhou, a resident visiting an improvement-oriented project's completed garden in central Changsha. His goal for this trade-up is a four-bedroom unit, and he values the community environment, the floor plan, and the ability to deliver completed homes. Sales consultant Xiaoyu said that among holiday visitors, the share of trade-up and improvement buyers rose markedly, with many families buying for the second or third time; they are less sensitive to price and care more about living comfort and how well the community delivers on its promises. Heads of marketing at multiple projects said that in terms of holiday transactions, improvement products such as low-density garden homes, lake-island villas, and large flat-floor apartments sold notably well, becoming the main driver of deals.

It is worth noting that developers' promotional methods also quietly changed this holiday. The blunt price-cutting tactics of the past decreased significantly, replaced by time-limited perks and multiple homebuying gift packages, most of which set clear deadlines. "This batch of specially approved discounts will be withdrawn once the holiday ends; the perks are only available for the last two days." Many sales consultants proactively reminded clients of the countdown to offers. Such time-limited benefits replace vicious price wars with moderate concessions and use real-scene delivery to boost customer confidence.

Upgrades on both supply and demand sides as cross-sector tie-ins energize consumption

"Taking advantage of the National Day holiday to view homes doubles as a short family outing." Many home-viewing families treated a visit to a project's completed garden as part of their holiday itinerary. At the same time, several developers in Changsha seized the consumption boom of the double festival of tourism and culture, launching festive activities such as garden tours and parent-child events, combining home viewing with leisure experiences to create a "homebuying + cultural tourism" cross-sector approach. This lets customers experience the living environment while having fun, driving foot traffic and completing conversion into consumption.

Industry analysts believe the biggest feature of Changsha's National Day property market this year is the shift in demand structure. The volume of rigid demand remains steady, and market growth is mainly driven by trade-up and improvement buyers. Homebuyers' logic has changed: in the early days, buying a home prioritized unit price; now, trading up prioritizes product quality, delivery of completed real scenes, and ecological amenities. The logic of market competition has adjusted accordingly. Developers no longer compete over who offers deeper price cuts; instead, they compete on completed real scenes, floor plans, and community services, completing a shift from "trading price for volume" to "winning with quality." As the "good homes" concept continues to take hold, structural differentiation in Changsha's property market will persist. Based on rough tallies from multiple projects on sale, leading developers' projects performed strongly; several improvement-oriented projects each achieved tens of millions of yuan in sales, and brand developers' overall performance exceeded 100 million yuan, with a large number of improvement-oriented units being finalized.
