Swire Properties posts resilient Q2-2026 operations: Hong Kong office occupancy edges up to 92% while Mainland retail sales surge over 60%

Swire Properties Limited (a subsidiary of Swire Pacific B) released its unaudited operating statement for the second quarter of 2026, outlining solid performance across its investment, development and trading property portfolios in Hong Kong and Mainland China. Key highlights follow.

Hong Kong offices: Portfolio occupancy improved from 91% at end-2025 to 92% at 30 June 2026. Pacific Place advanced to 98% (from 96%), while the overall Taikoo Place cluster rose to 90% (from 89%). Two Taikoo Place, completed in September 2022, lifted its occupancy to 80% from 73%. Average office rent reversion for the six months to June stood at +14% for Pacific Place and +16% for Taikoo Place, with headline rents ranging from HKD80–100 per sq ft at Pacific Place and low-50s to mid-60s at One Island East / One Taikoo Place.

Mainland China offices: Occupancy at the three principal towers—Taikoo Hui (Guangzhou), ONE INDIGO (Beijing) and HKRI Centre 1 & 2 (Shanghai)—held firm or improved to 90%, 96% and 96% respectively, with headline rents spanning the mid-100s to low-400s RMB per sq m.

Retail momentum: All Hong Kong malls remained fully let; retail sales in 1H 2026 grew 14.9% at The Mall, Pacific Place and 16.3% at Citygate Outlets, with Cityplaza up 3.3%. Mainland flagship malls delivered outsized gains: HKRI Taikoo Hui in Shanghai soared 82.2% year-on-year, Taikoo Li Sanlitun climbed 63.2%, and Taikoo Li Chengdu rose 13.8%.

Development pipeline: Seven mixed-use projects, totaling about 1.56 million sq m gross floor area, are under construction across Mainland cities including Shanghai, Sanya, Beijing, Xi’an and Guangzhou. Key milestones achieved in 1H 2026 include topping-out of office towers at Taikoo Li Qiantan and Lujiazui Taikoo Yuan, with façade and interior works under way. The new retail phase of Taikoo Li Qiantan (GFA: 273,484 sq m) targets completion in 2026, while Phase 3 of Taikoo Hui Guangzhou (60,831 sq m) is in design development for a 2028 delivery.

Trading properties: In Hong Kong, THE HEADLAND RESIDENCES obtained occupation permits for Phases 1 and 2; 352 of 592 units in Phase 1 are pre-sold at an average HKD17,273 per sq ft, with revenue recognition expected in 2H 2026. LA MONTAGNE Phase 4A is 83% sold (360 of 432 units) at HKD26,481 per sq ft, while Phase 4B has pre-sold 86 of 368 units at HKD38,602 per sq ft. On the Mainland, Century Summit and Century Heights in Shanghai are substantially sold, achieving average prices of RMB129,800 and RMB132,000 per sq m respectively; handovers are scheduled from end-2026. Internationally, 195 units at The Residences at Mandarin Oriental, Miami are pre-sold at approximately USD2,600 per sq ft for recognition in 2030.
