Tuan Sing Holdings issues SIAS briefing ahead of Apr, 28 2026 AGM

Tuan Sing Holdings (T24) has released detailed responses to questions from the Securities Investors Association (Singapore) in the lead-up to its 56th annual general meeting, scheduled for Apr, 28 2026.

The group reported that major phases of the asset enhancement initiative at Dunearn Village in Singapore were completed in Dec, 2025, with the property now 70% committed and showing higher rental rates and net property income. Management said the post-upgrade valuation exceeds the capital deployed.

At its Collins Street redevelopment in Melbourne, Tuan Sing is reviewing project costs and returns, targeting a stabilised yield of about 4%-6% plus development profit. The company is using fixed-price contracts and specialist leasing support to manage cost and leasing risks.

In Perth, Residence on Langley Park recorded a positive adjusted EBIT in FY2025 versus a loss in FY2024, supported by higher occupancy. The adjacent Shoppe on Langley Park has completed its upgrade programme and is more than 75% committed with tenants across food, grocery, medical and fitness trades.

Regarding its 44.5% stake in printed circuit board manufacturer Gultech, Tuan Sing confirmed a carrying value of 177.6 million Singapore dollars as at Dec, 31 2025 and reiterated its openness to potential divestment options subject to market conditions and board approval.

The company disclosed total shareholder returns of 15.9% over five years, 23.6% over 10 years, 16.6% over 15 years and 300.9% over 20 years. The board said it remains focused on long-term value creation and consistent dividends, while continuing share buybacks and evaluating further capital management measures to narrow the valuation discount common among Singapore real-estate companies.
