In September 2025, the TOP50 enterprises added approximately 56.19 million square meters of new contract area, with leading companies continuing their scale expansion. The average new contract area was 1.12 million square meters. Among them, Country Garden Living Services Group Co., Ltd., SHIMAO SERVICES Holdings Limited, and Shanghai Yongsheng Property Management Co., Ltd. achieved rapid scale expansion, with new contract areas exceeding 3.7 million square meters each.

In September 2025, the TOP50 property service enterprises achieved a total third-party market expansion area of 51.05 million square meters, with an average of 1.02 million square meters. The top two companies were Country Garden Living Services Group Co., Ltd. and SHIMAO SERVICES Holdings Limited, with third-party market expansion areas of 4.88 million square meters and 4.52 million square meters respectively.

By tier analysis, the TOP10 enterprises achieved an average third-party market expansion area of 2.99 million square meters, while enterprises ranked 11th to 30th achieved an average of 800,000 square meters.

Based on the new residential sales area added by affiliated development enterprises of property companies in September 2025, China Index Property Research analyzed the situation of property service enterprises undertaking affiliated party areas.

In September 2025, the TOP50 enterprises undertook a total of approximately 6.85 million square meters of affiliated party areas. The average new affiliated party managed area for TOP50 enterprises reached 140,000 square meters, with the threshold value for TOP10 enterprises' pending conversion area being 160,000 square meters.

Undertaking projects from sister companies is an important means for property management enterprises to expand their scale. Some enterprises, such as China Overseas Property Management Co., Ltd., Poly Property Services Co., Ltd., and Onewo Space Technology Service Co., Ltd., will add over 500,000 square meters of managed area with support from their parent companies and affiliated parties. Relying on the development of affiliated real estate enterprises, the stability of property service enterprises' managed area growth is strongly guaranteed.
