Service Properties Trust is a real estate investment trust. As of March 31, 2026, its portfolio comprises 761 service-oriented, retail net-lease properties totaling over 13.6 million square feet, and 93 hotels with more than 21,000 rooms, representing a total investment of approximately $9.9 billion.

The company is actively advancing its strategic transformation. During the first quarter of 2026, it completed roughly $1.5 billion in capital market activities. This included issuing $745 million in asset-backed securities and $575 million in equity financing, the proceeds of which were used to repay $1.6 billion in debt, resulting in annualized interest savings of $59 million. The company has also raised its 2026 guidance for normalized funds from operations to a range of $0.24 to $0.27 per share.
