Banyan Tree FY2025 revenue at S$477.4 million, profit at S$42.5 million on residences surge

Banyan Tree Holdings Ltd reported a 1% year-on-year increase in profit after tax and minority interests to S$42.5 million for the financial year ended Dec 31 2025, buoyed by a sharp rise in residential sales that offset softer hotel and fee-based earnings.

Group revenue climbed 25% to S$477.4 million, lifting core operating profit 59% to S$109.8 million. The board proposed a first and final one-tier tax-exempt cash dividend of 1.35 Singapore cents per share for FY2025, subject to shareholder approval at the upcoming annual general meeting.

Residences remained the main growth engine, with segment revenue almost doubling to S$197.6 million and core operating profit jumping S$60.1 million to S$82.5 million as 269 units were recognised, primarily from Angsana Oceanview Residences, Laguna Beach Residences Seashore and Skypark Celeste Laguna Phuket. Unrecognised sales stood at S$604.4 million, about S$195.4 million of which is slated for recognition in 2026.

Hotel Investments revenue was largely flat at S$198.8 million, but core operating profit fell S$7.8 million to S$37.6 million due to weaker Bangkok performance and higher foreign-exchange losses. RevPAR on a same-store basis rose 8% to US$123, helped by Middle East and broader Asia gains, yet the segment faced the absence of an insurance payout booked in FY2024. The Fee-Based division posted a 2% revenue uptick to S$81.0 million, though core operating profit eased to S$8.9 million after the full recognition of Korean residential fees last year and higher headquarters expenses.

Looking ahead, Banyan Tree plans to open 15 managed hotels in 2026—its first entries into Tanzania, Benin and the Dominican Republic—and targets 27 additional properties by end-2028, which would lift system room count by 21% to more than 17,000 keys. The group is deepening its asset-light strategy, having signed 24 hotel management and branded‐residence contracts during 2025, and is extending its residential platform into Europe with the launch of Banyan Tree Padilla Madrid Residences.

Forward bookings as at 15 January 2026 were up 8% YoY for the first quarter, with managed hotels in Thailand, Vietnam, Korea and the Middle East leading demand, while owned properties benefited from improved Maldives trading. Cash and cash equivalents of about S$111 million leave the company confident of funding its pipeline and maintaining a positive cash position over the next three years.
