CCB Discloses Ceiling for Annualized Comprehensive Financing Cost on Individual Loans: Mortgage Cap at LPR+0.5%, Personal Consumption Loan Cap at 6%

In a July 31 financial industry update, China Construction Bank (CCB) released a disclosure on the annualized comprehensive financing cost ceiling for individual loans under normal repayment conditions. The announcement stated that the bank applies differentiated pricing for its personal loan products.

For loans in normal repayment status, all fees and interest items included in the comprehensive financing cost are converted to an annualized level in accordance with People's Bank of China regulations, with the total not exceeding the national mandated ceiling. Specifically, the annualized interest rate ceilings for newly issued personal loans are as follows:

Personal Housing Loans: For terms of five years or less, the annualized interest rate ceiling is set at the one-year LPR plus 0.5%. For terms exceeding five years, the ceiling is the five-year-plus LPR plus 0.5%.

Personal Consumption Loans (excluding credit card loans): The annualized interest rate ceiling is capped at 6%.

Personal Business Loans: The annualized interest rate ceiling is also capped at 6%.

CCB indicated that this disclosure will take effect from August 1, 2026. Should any relevant conditions change, the bank will issue a separate notice.
