OUE REIT issues responses to SIAS and unitholder queries ahead of Apr, 20 2026 AGM

OUE Real Estate Investment Trust (TS0U) released on Apr, 15 2026 its written replies to questions from the Securities Investors Association (Singapore) and substantial queries submitted by unitholders before the cut-off date of Apr, 08 2026. The responses accompany the trust’s annual report for the year ended Dec, 31 2025 and precede its annual general meeting scheduled for Apr, 20 2026 at Hilton Singapore Orchard.

The manager highlighted the strategic benefits of OUE REIT’s first overseas deal—its Feb, 24 2026 agreement to buy a 19.9 per cent interest in the freehold Salesforce Tower in Sydney for AUD 357.2 million. Citing five pillars—asset quality, income resilience, portfolio diversification, upside from Sydney’s CBD market and a right of first refusal over additional stakes—the manager said the transaction should lift pro-forma distribution per unit (DPU) by 0.9 per cent and push leverage from 38.5 per cent to 40.2 per cent. The stake will be treated as deposited property, management fees will apply, and income remitted to Singapore will retain tax-transparent status after Australian withholding tax.

On operations, the trust noted a 10.3 per cent year-on-year drop in revenue per available room at Hilton Singapore Orchard to 260 Singapore dollars in FY2025, attributing the decline to normalising room rates, occupancy and increased central-area supply following an exceptional 2024. No detailed occupancy or ADR figures were provided for commercial-sensitivity reasons.

For FY2025, DPU rose 8.3 per cent to 2.23 Singapore cents, or 13.8 per cent excluding prior-year capital distributions. The trust achieved a two-year total unitholder return of 46.0 per cent, beating the FTSE ST All-Share REITs Index’s 9.7 per cent over the same period.

Looking ahead, the manager said it continues to study acquisition opportunities in gateway cities such as Singapore, Sydney and Tokyo, and retains a right of first refusal over sponsor OUE Limited’s income-producing assets, including the under-construction Hotel Indigo Changi Airport slated for completion in 2028.
