Pahang, Malaysia—Wai Chun Bio-Technology Limited (Wai Chun Bio-Tech) has entered into a non-binding memorandum of understanding dated 19 August 2026 with Pahang Aerospace City Development Berhad, Baiyuzen Holdings Sdn Bhd, Ennova ICT Pte Ltd and Radiant (China) Holdings Limited to jointly develop a world-class AI digital infrastructure ecosystem at Pahang Aerospace City.

The planned project covers more than 1,200 acres. Phase 1 will utilize 253.74 acres in Zone 1 for an ultra-large-scale AI data center with an IT load capacity of 300 MW, positioning Pahang as the sole AI computing hub in Malaysia’s Eastern Corridor. Phase 2 envisages a 918-acre Cumulus AI Data Consortium high-tech industrial park aimed at future customer acquisition and long-term strategic expansion.

Under the MOU, Wai Chun Bio-Tech will: • Deliver core AI technology and oversee secondary construction, operation and management of data-center assets. • Integrate global cloud and enterprise clients to secure computing-power demand. • Lead design, issuance and market management of RWA tokenization for data-center assets and prepare for a potential Hong Kong listing.

Ennova and Radiant are expected to arrange approximately USD 200.00 million and USD 600.00 million in project financing, respectively. Radiant, a vice-president unit of the China New Energy Chamber of Commerce, will leverage its network in AI computing, photovoltaics and energy storage to support the initiative.

Management highlights three strategic benefits: 1) direct participation in the global AI computing-power supply chain; 2) first-mover integration of Web 3.0 RWA tokenization with large-scale digital infrastructure; 3) accelerated expansion into Southeast Asia through cooperation with Malaysian state-backed developers and international tech partners.

Apart from confidentiality, a 12-month exclusive negotiation period and compliance clauses, the MOU is non-binding. Further progress will depend on detailed agreements, with additional announcements to follow in accordance with Hong Kong Listing Rules. Shareholders and potential investors are advised to exercise caution when dealing in the company’s shares.
