Keppel Pacific Oak US REIT reports 0.1% dip in 2025 portfolio valuation

Keppel Pacific Oak US REIT Management Pte. Ltd. announced on Feb, 3 2026 that an independent assessment placed the trust’s portfolio at US$1,325.4 million as of Dec, 31 2025, representing a marginal 0.1% decline, or US$1.0 million, from the US$1,326.4 million recorded a year earlier.

The Plaza Buildings in Bellevue, Washington, remained the largest asset at US$287.5 million, though its valuation slipped 4.1% year-on-year. Other notable movements included gains at Westech 360 in Austin, Texas (+8.7% to US$52.7 million) and Bellaire Park in Bellaire, Texas (+9.2% to US$51.6 million). Offsetting these increases were declines at 105 Edgeview in Broomfield, Colorado (-9.0% to US$50.9 million) and Westmoor Center in Westminster, Colorado (-6.4% to US$96.4 million).

Overall, eight properties posted higher valuations while six registered declines, resulting in the slight net decrease for the 14-asset portfolio. The independent valuations were performed by Kroll, LLC, with the prior-year figures provided by Jones Lang LaSalle.
