CapLand India T (CY6U.SI) surged 3.92% in late trading, reflecting strong investor appetite following the release of its first-half 2026 financial results.

The trust posted an 8% year-on-year increase in distributable income to S$64.2 million, driven by contributions from newly completed developments and higher interest income, which helped offset a 12% depreciation of the Indian rupee. Distribution per unit (DPU) grew 1% to 4.00 Singapore cents, and the trustee-manager declared a distribution of 2.56 cents per unit for the period from March 5 to June 30, payable on September 23. The annualised distribution yield stood at an attractive 7.9% based on the June 30 closing price.

Operationally, the portfolio maintained a committed occupancy of 91%, supported by positive rental reversions and the full take-up of new space at International Tech Park Bangalore. The trust’s first liquid-cooled data centre in Navi Mumbai was fully leased to a global hyperscaler, adding to earnings momentum. Management sounded a confident note on the pipeline, including a 200 MW data-centre rollout and a 6.4 million-square-foot forward-purchase project, which is expected to sustain future growth.
