Swire Properties (Swire Properties) Q2 2026: Hong Kong Office Occupancy Rises to 92%; Mainland Retail Sales Surge up to 82.2%

Swire Properties Limited (Swire Properties, HK: 01972) released its unaudited quarterly operating statement for the three months ended 30 June 2026, detailing improvements across its Hong Kong office portfolio, strong retail momentum on the Chinese Mainland and an active development and trading pipeline.

Hong Kong Office Portfolio • Overall occupancy increased to 92%, up one percentage point from 31 December 2025. • Pacific Place reached 98% occupancy, with office rent reversions up 14% on renewals and new leases. Headline rents stand at HKD 90-100 per sq ft for One & Two Pacific Place and HKD 80-90 per sq ft for Three Pacific Place. • Taikoo Place (excluding the newly completed Two Taikoo Place) improved to 90% occupancy, registering a 16% positive reversion. Within the cluster, One Island East & One Taikoo Place held 91% occupancy with headline rents in the low-50s to mid-60s HKD per sq ft, while Two Taikoo Place advanced to 80% occupancy. • Including the recently completed Six Pacific Place and Two Taikoo Place, the aggregate Hong Kong office occupancy was 90% at end-June.

Chinese Mainland Office Portfolio • Occupancy remained resilient: Taikoo Hui, ONE INDIGO, and HKRI Centre 1 & 2 each recorded 90%-96% occupancy. • Headline rents ranged from the mid-RMB100s to low-RMB400s per sqm.

Retail Operations Hong Kong: All three flagship malls were fully let, with robust year-on-year (YoY) sales growth—Pacific Place Mall +14.9%, Cityplaza +3.3%, and Citygate Outlets +16.3%.

Chinese Mainland: Performance was markedly stronger, led by HKRI Taikoo Hui, Shanghai (+82.2% YoY) and Taikoo Li Sanlitun, Beijing (+63.2% YoY). Other key assets—Taikoo Hui Guangzhou, INDIGO Beijing, Taikoo Li Chengdu, and Taikoo Li Qiantan—posted sales increases between 3.2% and 13.9%. Newly opened Taikoo Li Julong Wan Guangzhou Phase 1 achieved 76% occupancy by 30 June 2026.

Development Pipeline Swire Properties has seven major mixed-use projects under construction on the Chinese Mainland, representing more than 1.56 million sqm gross floor area. Key milestones include: • Taikoo Li Qiantan (new retail phase) and Qiantan Place, Shanghai – topping-out completed; opening slated for 2026. • Lujiazui Taikoo Yuan, Shanghai – office towers topped out; phased completion from 2026. • Taikoo Li Sanya and Taikoo Place Beijing – superstructure and façade works progressing; phased completion from 2026. • Taikoo Li Xi’an and Taikoo Li Julong Wan Guangzhou scheduled from 2027, while Phase 3 of Taikoo Hui Guangzhou targets 2028 delivery.

Trading Property Progress Hong Kong: • THE HEADLAND RESIDENCES (Phase 1) has pre-sold 352 of 592 units, with an average transacted price of HKD 17,273 per sq ft; handover is expected in 2H 2026. • LA MONTAGNE Phase 4A has sold 360 of 432 units at HKD 26,481 per sq ft; Phase 4B has placed 86 of 368 units at HKD 38,602 per sq ft. • EIGHT STAR STREET’s 37 units are fully sold.

Chinese Mainland: • Century Summit and Century Heights in Shanghai are over 98% and 96% sold respectively, at average prices of RMB 129,800 and RMB 132,000 per sqm, with revenue recognition expected from end-2026. • Lujiazui Taikoo Yuan Residences has pre-sold 86,582 sqm (79% of total) at RMB 178,407 per sqm.

International Projects: • Savyavasa (Jakarta) has pre-sold 209 of 402 units at IDR 5.97 million per sqm, with further completions in 2H 2026. • The Residences at Mandarin Oriental, Miami has secured 195 pre-sales at approximately USD 2,600 per sq ft ahead of its 2030 completion.

Liquidity and Guidance No financial statements or balance-sheet data were provided in the operating update. The Board advised investors to exercise caution when dealing in the shares of both Swire Properties and its parent, Swire Pacific.
