Swire Properties (HKG:1972) swung to a HK$1.20 billion attributable loss in the first half of 2025 from a HK$1.80 billion profit a year earlier, according to a Thursday Hong Kong bourse filing.
Loss per share was HK$0.21, compared with earnings per share of HK$0.31 in the prior-year period. Visible Alpha analysts had forecast EPS of HK$0.58.
Revenue rose 20% to HK$8.72 billion from HK$7.28 billion a year earlier, exceeding the consensus estimate of HK$7.17 billion.
The board declared a first interim dividend of HK$0.35 per share, compared with HK$0.34 a year earlier.
Shares of the property developer rose nearly 2% in recent trade.
