Douglas Emmett Inc. reported its financial results for the second quarter of 2025, showing an increase in revenues to $252 million from $246 million in the same period of 2024. The company, however, reported a net loss attributable to common stockholders of $6 million, contrasting with a net income of $11 million in the second quarter of 2024. The Same Property Cash Net Operating Income (NOI) was $151 million, slightly down from $152 million in the previous year. In business operations, the company leased 973,000 square feet of office space during the second quarter, including over 300,000 square feet of new leases, achieving positive absorption across its Total Portfolio for three of the last four quarters. Douglas Emmett Inc. has also provided its guidance for 2025, projecting Net Income Per Common Share - Diluted to be between $0.07 and $0.11, and narrowing its FFO per fully diluted share guidance range to between $1.43 and $1.47. This guidance does not account for potential future property acquisitions or dispositions and other capital market activities.
