A new analysis from Rocket Companies Inc., featuring Redfin data, highlights a significant imbalance in the U.S. condo market, with 72.3% more condo sellers than buyers in August. This marks the fifth consecutive month with at least 70% more sellers than buyers, making spring and summer 2025 the strongest buyer's market for condos since 2013, excluding the pandemic-driven slowdown in April 2020. The report notes 259,638 condo sellers compared to 150,693 buyers, with the median condo sale price at $350,000, a slight 0.9% decrease year over year. The gap is particularly pronounced in Texas and Florida, driven by factors such as high mortgage rates, rising HOA fees, increasing insurance costs, and a cooling rental market that has prompted some investors to exit. While some sellers are starting to pull back, the number of buyers continues to decline, reflecting overall affordability challenges in the market. The imbalance is less pronounced among single-family homes and townhouses, which saw seller surpluses of 29.7% and 37.6%, respectively.
