LTC Properties Inc., a real estate investment trust focused on seniors housing and health care properties, has acquired an 88-unit assisted living and memory care community in Georgia for $23 million. The property, Arbor Terrace Burnt Hickory, was built in 2017 and is currently stabilized at 90% occupancy, with an expected year-one yield of approximately 7%. The community has been managed by The Arbor Company since its inception, marking Arbor as a new operating partner for LTC. This acquisition is part of LTC's ongoing strategy to expand its Senior Housing Operating Portfolio $(SHOP)$, which now comprises about 20% of the company's real estate portfolio. LTC anticipates closing an additional $70 million in SHOP acquisitions in the near future.
