IIF to Sell Four Land-Lease Assets, Invest in Joint Fund With Jinushi

Industrial & Infrastructure Fund Investment (IIF) (TYO:3249) said it will sell four domestic land-lease assets for a combined 11.4 billion yen and reinvest in a new joint land-leasehold fund formed with Jinushi (TYO:3252).

The sales, expected to generate about 1.7 billion yen in gains, will be completed in March and October 2026.

IIF said the proceeds will be redeployed into assets with stronger inflation resilience as part of its portfolio-rotation strategy.

IIF will also acquire a 7% silent-partnership interest in the fund for 530 million yen, securing preferential negotiation rights on 10 land-lease assets and earning an estimated mid-term yield of 7%.
