1058 ET - Price deflation for new homes was worse than expected for 2025 and further pressure on prices is expected in 2026, say analysts at Zelman & Associates. Zelman's proprietary measure of net new order prices was down 5% year-over-year in November--the largest decrease since July 2009. The price pressure has been driven by a combination of historically high levels of incentives as well as base price reductions. "Moving forward to 2026, a still-elevated inventory position during the key spring selling season is expected to result in continued price pressure," the analysts say, forecasting a 2% decline in home prices for the year.
