Goldman Sachs said it has agreed to buy the investment manager LCN Capital Partners in a cash-and-stock deal worth up to $410 million.

The acquisition includes $260 million in upfront consideration and another $150 million or so in deferred and contingent consideration. About 80% of the consideration will be paid in equity.

Goldman said LCN, founded in 2011, specializes in sale-leaseback, build-to-suit and triple net lease sectors of the real estate market. The firm has about $3 billion in assets under supervision as of June 30, largely from institutions, insurers and high-net-worth individuals.

The acquisition offers Goldman more durable revenues, the bank said. The deal is expected to close by the end of the year.
