英皇国际(00163.HK) 近年积极出售非核心物业，中原(工商铺) 工商部高级分区营业董事梁锦和表示，位处西营盘的香港工业大厦，继去年7月职业安全健康局以作价1.48亿元成功吸纳地厂单位后，最新成交1楼H室单位，面积约2,480平方呎(未核实)，以交吉形式易手，成交价约860万元，平均呎价约3,467元。新买家为同座业主，购入单位计划用作长线收租，目前该单位意向呎租约18元，意向月租约4.4万元，预料可享租金回报逾6厘。
梁锦和指，是次易手单位原业主为英皇国际或相关人士，于2007年以约170万元购入该单位，过往一直持有作长线收租用途，现以约860万元易手，持货18年账面获利约690万元，单位升幅逾四倍。翻查记录，香港工业大厦甚受用家及长线投资者欢迎，过去一年间累计录得七宗买卖成交，最近五宗买卖成交皆位于中高层单位，平均呎价约4,382元，相较是次成交呎价有所回调。而该厦最大宗买卖成交为香港工业大厦地下A及B号连两个车位，于2024年7月录得，面积约20,414平方呎，成交价约1.48亿元，呎价约7,250元。(ss/da)(港股报价延迟最少十五分钟。)
